What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like stairs, hallways, and pantries. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage and the general layout of the house. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services needed?
